Important Booking Information:

From January 1st through mid June we have a 2 night minimum stay on weekends. If this requirement cannot be met due to reservations leaving 1 night in between, we do reserve the 1 night that is available.
For Summer 2025, we rent weekly, Saturday-Saturday with the exception of our Clayton Home and Deluxe Vacation Home are rented weekly, Friday-Friday. If the 7 night minimum cannot be met due to bookings leaving 1 or 2 nights in between, we do rent the 1 or 2 nights that are available.
From September 1st on we have a 2 night minimum stay on weekends. When reserving a Friday or Saturday, you will need to add a second night. If this requirement cannot be met due to reservations leaving 1 night in between, we do reserve the 1 night that is available.
Monthly stays are available from October through April at great rates – our winter monthly all-inclusive rates are too low to show! Call us for information. 315-654-2495.
Pre-payment/Cancellation Policy:
Option 1: 50% pre-payment. Rental pre-payments are non-refundable. If you must cancel, we will try to find another guest to take over your reservation. If we do re-rent it, we will deduct a handling fee equal to one night’s stay from your pre-payment and issue you a refund of the balance. No refund will be issued if your rental remains vacant. Refunds are never issued on one or two night stay reservations.
Option 2: Worry Free Booking. Worry-Free Bookings™ provides a reimbursement due to unforeseen circumstances - terms and conditions can be found at the links below. An additional fee is automatically added to your reservation - you may opt in/out of these safeguards by checking/unchecking the boxes of any or all of the 3 options when making your reservation. Worry Free reservations will be automatically charged the remaining balance due 2 weeks prior to arrival date

ADA ACCESSIBLE UNITS
As required by law for owner-occupied properties that have more than 5 units*, properties with 6 units or more should provide a unit that is reserved for customers with disabilities. The property should clearly identify these units and describe the accessible features in sufficient detail to reasonably permit individuals with disabilities to assess independently whether the given unit meets his or her accessibility needs. When selecting an ADA designated unit, if you do not have accessibility or other disability needs, please click cancel and select another unit unless it is the last unit available. If you do not meet the American with Disabilities Act (ADA) requirements for this unit and it is not the last unit available, the property reserves the right to change your reservation to another unit without your permission to accommodate customers with qualifying disabilities.
*According to federal law as found on https://www.ada.gov/taman3.html, places of lodging with 5 or less units and have the owner living on the property are exempt from having to have an ADA unit for those with disabilities. Religious organizations are exempt from title III requirements. Historical properties may also be exempt from certain aspects of title III requirements, but property owners need to verify based on local and federal requirements. All other properties may be subject to title III requirements.
